Our Investment Criteria

Residential multi-family properties

FINANCIAL CRITERIA

● Ability to generate strong returns on invested capital (10%+ ROIC; 20%+ ROE)

● 3-year average vacancy rate below 10%, with potential for reduction

● Relative rent stability through economic cycles

● Opportunity for annualized property value appreciation and rent escalation in excess of 3%

HOUSING STOCK

● Our initial target is a small-scale property (4-8 units), subsequent near-term purchases will target larger properties (10-20 units)

● Forecast rent must be competitive with surrounding housing supply

● Building must not require capital intensive/non-cosmetic repairs

STREET ADDRESS

● Immediate area has manageable poverty/crime rates and stable or improving fundamentals

● Property has low probability of damage during natural catastrophes (e.g. hurricanes and associated flooding)
